The $7 Billion Cement Pour: Equinix Just Repriced the Grid, Not the Cloud

CryptoKai โ€ข โ€ข Video

Five to seven billion dollars a year. That is the number, and the number is the whole article.

Equinix, the Redwood City REIT that built its franchise on carrier-neutral interconnection rather than cheap square footage, has signaled an annual data center buildout budget of $5โ€“7 billion, framed by every wire service as an "AI demand" story. The framing is lazy. A $5โ€“7 billion annual capex line is not a technology bet. It is a power, land, and financing bet, with a GPU-shaped marketing sticker on the front.

I spend my days in Dune queries and block explorers, not in REIT supplemental filings, so let me be explicit about where my confidence sits. The dollar figure is reported. The wattage is not. The pre-lease rate is not. The financing mix is not. The return target is not. What follows is a data-first attempt to figure out what an Equinix of this size is actually telling the market โ€” and what it is burying.

Context: what Equinix actually sells

Equinix does not sell racks. It sells proximity. Its historical product is the cross-connect โ€” the physical patch cable between two networks inside the same building, billed monthly forever. That business runs on interconnection revenue, enterprise colocation, and a global footprint across roughly 260 IBX campuses. Revenue has been running in the $8โ€“9 billion annual band, with AFFO in the $3โ€“3.5 billion range.

Compare those two numbers to the reported buildout figure and the tension is immediate. $5โ€“7 billion of annual capex against $3โ€“3.5 billion of AFFO is a coverage ratio of roughly 1.5x to 2x. No REIT funds that from operations. The instruments available are familiar: joint ventures, asset sales and leasebacks, green bonds, preferreds, and eventually the equity window. Equinix has already used this playbook โ€” the xScale program funnels hyperscale builds into JVs with institutional capital from GIC and PGIM, keeping the leverage off the consolidated balance sheet while diluting the economics.

That structure matters more than the headline number. The question is never "will they build it." The question is "who owns the cash flow when it's built."

There is a second layer the wires skipped. What Equinix has not disclosed is whether the $5โ€“7 billion is a sustaining annual run-rate or a peak figure over a defined multi-year window. Those are completely different balance sheet events. A peak program can be financed through a JV cycle and then decay. A permanent annual run-rate of that size requires a permanent capital partner, and permanent capital partners price their equity accordingly.

Core: the density migration nobody prices

Here is the actual technical event underneath the press release. AI training and inference racks do not draw 5 to 10 kilowatts. They draw 40, 60, 100 kilowatts and up. That is not a scaling exercise. It is a different building.

At 10 kW per cabinet, air cooling works, a raised floor works, an 8 MW hall is a normal hall. At 100 kW per cabinet, air stops working entirely. You need direct-to-chip liquid cooling or immersion, which means facility water loops, CDUs, leak detection, and chemistry management. You need busway rated far higher. You need 415V or medium-voltage distribution pushed closer to the rack. You need higher PUE discipline because the electricity bill at that density is not a line item โ€” it is the product.

And here is what the announcement did not say: the maximum supported cabinet density, the liquid cooling adoption ratio, whether the network fabric supports RDMA-class east-west traffic, and whether any GPU vendor reference architecture is in play. Silence on all four.

Based on my audit experience โ€” the three weeks I spent in 2017 manually tracing Augur v2's reputation contract logic and finding a rounding error in the fee distribution that would have misallocated roughly $200,000 under volatility โ€” I have a rule. When a document describes the investment but omits the specification, the specification is where the risk lives. The whitepaper was fine. The arithmetic was not.

Now apply that rule here. Equinix's traditional advantages are interconnection density, cloud adjacency, and data sovereignty. Its traditional weakness is that it is not the cheapest concrete on earth. Hyperscale AI training wants the cheapest concrete on earth, next to the cheapest electrons, with a substation already built. That is a different product than "the building where every network meets."

Which brings us to the most informative comparable in the market right now, and one that crypto natives actually own: the miners.

I built the tracking for this. When I aggregated miner wallet clusters and cross-referenced them against the AI hosting contracts announced across 2024 โ€” Core Scientific with CoreWeave, IREN, TeraWulf, Hut 8, Cipher โ€” the pattern was not subtle. Post-halving, with the block subsidy cut to 3.125 BTC and hashprice compressed to levels that make unhedged mining marginal at best, the rational move for a company holding 500 MW of energized, permitted interconnect capacity is not to mine harder. It is to rent the interconnect to someone who will pay 10x for it. On-chain, the signature was clear: mining wallets moving coin to fund capex while the hosting subsidiary signs contracts denominated in monthly megawatts, not hashrate.

That is the tell. The scarce asset is not compute. It is an energized interconnection with a signed power purchase agreement behind it. Equinix's $5โ€“7 billion is a bid for the same thing miners already hold โ€” and the miners, unlike Equinix, bought it at distressed prices during the 2022 bear market.

The supply side is where this gets structurally ugly. Transformer lead times have run 80 to 120 weeks. Utility interconnection queues in the US hold terawatts of requests with multi-year study timelines. In several regions, the binding constraint on an AI campus is not capital and not GPUs โ€” it is a substation and a PPA. Watch what Equinix discloses about power sourcing, because that disclosure, or its absence, will tell you more about delivery timing than any capacity number.

Contrarian: correlation is not causation, and demand is a verb

Here is where I break from the consensus read.

The market treats the Equinix figure as evidence that AI demand is enormous. It is not evidence of that. It is evidence that Equinix believes AI demand will be enormous in the specific geographies and power envelopes it can serve. Those are different claims. One is data. One is a forecast with a balance sheet attached.

I watched this exact reasoning failure in 2024 with the ETF flow tracker I built around IBIT and FBTC. Net inflows and exchange reserve drawdowns correlated, but with a roughly 24-hour lag โ€” and everybody who looked at the daily print without lag awareness drew the causality arrow backwards. The capital was not chasing price. The plumbing was settling after the fact. Same instrument, different verdict.

There is a second trap. Floor prices don't move because of demand; they move because of who is willing to trade with themselves. In my 2021 CryptoPunks-versus-BAYC scrape, 40% of high-value BAYC secondary sales traced back to a single entity operating 12 interconnected wallets. Volume looked like conviction. It was bookkeeping.

Translate that to data centers. Pre-lease announcements, "AI customer" language, and capacity pipeline figures are the industry's version of wash volume until the counterparty has a name and the megawatts have a meter. A signed lease is a fact. A pipeline is a press release.

And the honest version of the bull case is narrower than the narrative. Equinix's realistic AI moat is inference, private enterprise AI, data sovereignty, and cloud-adjacent interconnection โ€” workloads that need proximity and compliance, not the largest training clusters. Those workloads are stickier and higher-margin per cross-connect, and they are also smaller in megawatt terms than a single hyperscale training campus. The largest training loads will keep flowing to self-builds in power-rich wholesale markets. Equinix will win the middle. The middle is a good business. It is not a $7 billion a year business unless the financing structure is doing a lot of work.

Meanwhile, the crypto-native angle the wires missed entirely: Bitcoin's fee market. Ordinals and inscriptions gave miners a second revenue stream at exactly the moment the subsidy halved. Without that fee pressure, the security budget conversation in 2024 would have been a crisis instead of a debate. If AI hosting outbids mining for the same megawatts โ€” and it will, because AI hosting pays more โ€” the hashrate growth curve flattens, fee revenue becomes structurally more important, and the network's security model gets tested from a direction most people are not modeling. In the wild, data doesn't care which narrative is louder. It just settles.

Takeaway: the signals to watch next quarter

Ignore the total. Watch the atoms.

Three forward signals. First, whether Equinix discloses PPA structures, region, and megawatt capacity with the next earnings cycle โ€” silence there means the power is not locked and the schedule slips. Second, the xScale JV terms, because the equity split on hyperscale builds is where the REIT's per-share AFFO growth either survives or gets diluted into a headline. Third, miner-to-AI megawatt conversion disclosures: every megawatt a listed miner converts is a megawatt Equinix does not have to build, and the pricing spread between those two markets is the cleanest read on what AI capacity is actually worth.

The yield didn't come from the rack. It never does. It is dust on the dashboard until the interconnection is energized. The question for the next 90 days is simple and unfashionable: when the concrete is poured and the transformers finally arrive, who is standing on the other end of the meter?
